Barcelona is most expensive for renting a room

The demand to rent a room in Spain increased by 48% over the last 12 months.

In the first six months of this year there were over 33 million searches for renting a room on one of Spain’s property portals. This is more than 10 million more searches than were conducted in the same period last year.

Despite this increased interest, prices have remained relatively stable increasing by only 1.9% to an average of 285 euros per month. Nevertheless, prices in some areas have increased more significantly. In Barcelona, for example, the increase is 6.9%, while prices in Madrid went up by 4.3%.

The largest price rise was seen in Palma de Mallorca where the increase was 13.9%. Alicante followed with prices rising by 10.2%. In Cordoba, however, renting a room is 1% cheaper than last year.

Most Expensive

Barcelona is home to the most expensive rooms with its average monthly cost of 368 euros. Madrid is next with a monthly average price of 353 euros. San Sebastian and Bilbao are also among the most expensive with prices of 351 euros and 316 euros.

The cheapest area is Ciudad Real where the average cost of renting a room is 154 euros per month. Avila was next with 158 euros per month.

Sharing Profile

The average person to rent a room in a shared property is 30 years old, a non-smoker and does not have a pet.

When looking at the average tenant by area we see the age varies greatly. In northern cities the average tenant is older. San Sebastián has an average age of 35, while it is 33 in Palma de Mallorca. In Alicante the average age of someone renting a room is also 33.

Conversely, those renting a room in Granada have an average age of 25.

In 75% of cases both sexes cohabit. Female-only shared properties make up only 22% of cases, and men-only property is seen in only 3%.

Popular Areas

For cities, the most popular are Madrid and Barcelona, accumulating 37.4% and 17.4% of all the rooms advertised in Spain, respectively. They are followed by Valencia with 6.9% of rooms for rent. Rooms for rent in Granada and Malaga account for 5.1% and 1.7% of the total, respectively.
