Data indicates widespread pressure across all segments of the market, reflecting a continued imbalance between demand and available housing supply.<\/p>\n<h3>Rental Prices Record 44 Consecutive Months of Increases<\/h3>\n<p>Rental prices continue their upward trajectory, rising <strong>2.3% month-on-month<\/strong> and <strong>13.5% year-on-year<\/strong> in October, placing the national average at <strong>\u20ac14.00 per m\u00b2 per month<\/strong>. This marks <strong>44 consecutive months\u2014equivalent to 3.6 years\u2014of annual increases<\/strong>, underscoring a sustained acceleration in rental costs. The strongest rises were seen in <strong>Catalonia (23.2%)<\/strong>, <strong>Castilla-La Mancha (14.6%)<\/strong>, <strong>Arag\u00f3n (13.5%)<\/strong>, <strong>Extremadura (12.8%)<\/strong>, and <strong>Asturias (11.5%)<\/strong>. The most expensive regions for renting\u2014each exceeding <strong>\u20ac15\/m\u00b2\/month<\/strong>\u2014are <strong>Madrid (\u20ac21.28)<\/strong>, <strong>Catalonia (\u20ac20.12)<\/strong>, <strong>Balearic Islands (\u20ac19.04)<\/strong>, and <strong>Basque Country (\u20ac17.43)<\/strong>.<\/p>\n<p>At a provincial level, the trend is equally pronounced. All <strong>50 provinces<\/strong> recorded annual rental increases, with 22 provinces exceeding 10% growth. The sharpest rises were registered in Zamora (+34%), \u00c1lava (+27.2%), Guadalajara (+26.5%), Teruel (+21%), and Segovia (+16.8%). The most expensive provinces for <a title=\"Rent a property in Spain\" href=\"https:\/\/www.marbellaforsale.com\/properties\/for-rent\">renting a property<\/a> include <strong>Barcelona (\u20ac21.89)<\/strong> and <strong>Madrid (\u20ac21.28)<\/strong>, while the most affordable are <strong>Ja\u00e9n (\u20ac6.26)<\/strong> and <strong>Badajoz (\u20ac7.21)<\/strong>.<\/p>\n<h3>Property Sale Prices Hit the Highest Annual Increase in 20 Years<\/h3>\n<p>Alongside rising rents, Spain\u2019s residential property prices have recorded <strong>an 18% year-on-year increase<\/strong>, the highest annual value ever measured in the 20-year Fotocasa series. This marks the fifth major price surge of 2025.<\/p>\n<p>Mar\u00eda Matos warns that the pace of growth is concerning, describing demand as \u201csolid and intense,\u201d exceeding supply by more than four times. National property prices are now just <strong>5.5% below<\/strong> the peak recorded during the 2007 real-estate boom\u2014a threshold that could be surpassed in the coming months.<\/p>\n<p>In October, the average price of <a title=\"Property for sale\" href=\"https:\/\/www.marbellaforsale.com\/properties\/for-sale\">second-hand housing<\/a> reached <strong>\u20ac2,789 per m\u00b2<\/strong>. For an 80 m\u00b2 home, the average value now stands at <strong>\u20ac223,129<\/strong>, compared to <strong>\u20ac189,062<\/strong> one year earlier\u2014an increase of more than <strong>\u20ac34,000<\/strong>.<\/p>\n<h3>2025: A Year of Repeated Record-Setting Increases<\/h3>\n<p>Throughout 2025, Spain has seen a succession of year-on-year price increases: May (+14.8%), June (+14.9%), July (+15.9%), August (+17.7%) and October (+18%).<\/p>\n<p>Several regions achieved new maximum values during the year. The <strong>Basque Country<\/strong> reached its highest value in October (+12.6%) after multiple increases. <strong>Andaluc\u00eda<\/strong> recorded five peaks, with August marking its highest jump (+23.1%). The <strong>Region of Murcia<\/strong> also reached four peaks, with July topping out at +24.9%. The <strong>Valencian Community<\/strong> recorded significant increases earlier in the year, while the <strong>Balearic Islands<\/strong> reached a high of +25.8% in February, the strongest rise in more than 31 months.<\/p>\n<p>Other communities, while not reaching new record highs, still exhibited notable annual increases in October, including Madrid (+18.9%), Canary Islands (+18.0%), Asturias (+21.0%), Cantabria (+16.1%), Catalonia (+12.5%) and Castilla y Le\u00f3n (+7.2%).<\/p>\n<h3>A Market Under Intense Pressure<\/h3>\n<p>Spain\u2019s housing market is currently divided into highly pressured urban hubs and smaller or rural markets that are rapidly catching up.
