For a typical <strong>80 m\u00b2 apartment<\/strong>, this means buyers are now paying approximately <strong>\u20ac27,246 more<\/strong> than they would have one year ago.<\/p>\n<p><em>\u201cWe are witnessing a historic moment in the Spanish property market. This is the sharpest increase we\u2019ve recorded since the data series began, driven by unprecedented demand, more favourable mortgage conditions, and a significant rise in migration. At the same time, a structural lack of supply \u2014 hampered by challenges in the construction sector \u2014 is pushing prices higher. Over the past year, the average price per square metre has increased by \u20ac341, meaning that a standard 80 m\u00b2 property now costs over \u20ac27,000 more than it did in 2024. This is an extraordinary jump in a very short period of time. Importantly, this is neither a temporary nor a localised trend \u2014 it is affecting <strong>94% of provinces<\/strong> and <strong>86% of municipalities<\/strong>, with <strong>eight regions<\/strong> recording double-digit growth,\u201d<\/em> said <strong>Mar\u00eda Matos<\/strong>, Director of Research and Spokesperson at <a href=\"https:\/\/prensa.fotocasa.es\/el-precio-de-la-vivienda-sube-un-148-interanual-en-mayo-en-espana-el-incremento-mas-elevado-de-toda-la-serie-historica\/\">Fotocasa<\/a>.<\/p>\n<h3>Year-on-Year Growth Doubles in 12 Months<\/h3>\n<p>Spain\u2019s annual property price growth has nearly doubled, rising from <strong>7.7% in May 2024<\/strong> to <strong>14.8% in May 2025<\/strong>. Over the past year, the average price per square metre has risen by <strong>\u20ac341<\/strong> \u2014 from <strong>\u20ac2,294\/m\u00b2<\/strong> in May 2024 to <strong>\u20ac2,635\/m\u00b2<\/strong> today.<\/p>\n<h3>Regional Trends: Significant Growth Across Most of Spain<\/h3>\n<p>Looking at year-on-year changes by region, <strong>16 out of 17 Spanish regions<\/strong> saw property prices increase in May 2025. Notably, <strong>eight regions<\/strong> recorded double-digit growth:<\/p>\n<ul>\n<li><strong>Valencian Community:<\/strong> +28.3%<\/li>\n<li><strong>Region of Murcia:<\/strong> +24.1%<\/li>\n<li><strong>Balearic Islands:<\/strong> +20.9%<\/li>\n<li><strong>Andalusia:<\/strong> +18.5%<\/li>\n<li><strong>Madrid:<\/strong> +17.9%<\/li>\n<li><strong>Canary Islands:<\/strong> +17.9%<\/li>\n<li><strong>Asturias:<\/strong> +16.6%<\/li>\n<li><strong>Cantabria:<\/strong> +15.5%<\/li>\n<\/ul>\n<p><strong>Navarra<\/strong> was the only region to post a year-on-year decline (-1.4%).<\/p>\n<h3>Most Expensive Regions<\/h3>\n<p>The <strong>Balearic Islands<\/strong> now lead the ranking, surpassing the \u20ac5,000\/m\u00b2 threshold for the first time (<strong>\u20ac5,028\/m\u00b2<\/strong>), followed by:<\/p>\n<ul>\n<li><strong>Madrid:<\/strong> \u20ac4,817\/m\u00b2<\/li>\n<li><strong>Basque Country:<\/strong> \u20ac3,476\/m\u00b2<\/li>\n<li><strong>Canary Islands:<\/strong> \u20ac3,108\/m\u00b2<\/li>\n<li><strong>Catalonia:<\/strong> \u20ac3,035\/m\u00b2<\/li>\n<li><strong>Andalusia:<\/strong> \u20ac2,509\/m\u00b2<\/li>\n<li><strong>Valencian Community:<\/strong> \u20ac2,407\/m\u00b2<\/li>\n<\/ul>\n<p>At the other end of the scale, <strong>Extremadura (\u20ac1,258\/m\u00b2)<\/strong> and <strong>Castilla-La Mancha (\u20ac1,228\/m\u00b2)<\/strong> remain the most affordable regions.<\/p>\n<h3>Provinces: 94% See Year-on-Year Price Increases<\/h3>\n<p>In May, <strong>47 of Spain\u2019s 50 provinces<\/strong> (94%) experienced year-on-year price growth. <strong>22 provinces<\/strong> saw double-digit increases, including:<\/p>\n<ul>\n<li><strong>Alicante:<\/strong> +27.1%<\/li>\n<li><strong>Murcia:<\/strong> +24.1%<\/li>\n<li><strong>Valencia:<\/strong> +21.2%<\/li>\n<li><strong>Balearic Islands:<\/strong> +20.9%<\/li>\n<li><strong>Castell\u00f3n:<\/strong> +20.2%<\/li>\n<li><strong>Santa Cruz de Tenerife:<\/strong> +18.2%<\/li>\n<li><strong>Madrid:<\/strong> +17.9%<\/li>\n<li><strong>Asturias:<\/strong> +16.6%<\/li>\n<li><strong>M\u00e1laga:<\/strong> +15.2%<\/li>\n<li><strong>Cantabria:<\/strong> +15.5%<\/li>\n<\/ul>\n<p><strong>Navarra (-1.4%)<\/strong>, <strong>\u00c1vila (-0.9%)<\/strong>, and <strong>Ja\u00e9n (-0.8%)<\/strong> were the only provinces to register price declines.<\/p>\n<h3>Most Expensive Provinces<\/h3>\n<p>Several provinces have now surpassed the \u20ac4,000\/m\u00b2 mark.
