On a monthly basis, prices grew by <strong>2.5%<\/strong>, bringing the national average to <strong>\u20ac13.89 per square meter<\/strong>. For an average 80m\u00b2 apartment, that means monthly rent now exceeds <strong>\u20ac1,100<\/strong>.<\/p>\n<p>This marks the fifth time in the past six months that Spain has experienced <strong>double-digit annual growth in rental prices<\/strong>, reminiscent of the market surges seen in 2018.<\/p>\n<p>\u201c<em>We are facing an unprecedented affordability crisis,<\/em>\u201d says Mar\u00eda Matos, Director of Studies and spokesperson at Fotocasa. \u201c<em>Demand continues to grow, while the available supply shrinks. This imbalance is driving prices up across the country \u2014 not just in Madrid or Barcelona, but in nearly every region.<\/em>\u201d<\/p>\n<h3>A Market Under Pressure<\/h3>\n<p>Rental demand is being driven by several factors:<\/p>\n<ul>\n<li><strong>More people unable to buy property<\/strong><\/li>\n<li><strong>Population growth due to work opportunities and migration<\/strong><\/li>\n<li><strong>Owners pulling properties from the rental market due to legal uncertainties or more attractive alternatives<\/strong><\/li>\n<\/ul>\n<p>As a result, the \u20ac1,000\/month mark is no longer exclusive to Spain\u2019s biggest cities \u2014 it\u2019s increasingly becoming the <strong>new national norm<\/strong>.<\/p>\n<h3>Annual Rental Price Growth Across Spain<\/h3>\n<p>From April 2024 to April 2025, average rental prices jumped from <strong>\u20ac12.30\/m\u00b2 to \u20ac13.89\/m\u00b2<\/strong>. All 17 of Spain\u2019s autonomous communities saw price increases, with <strong>seven regions exceeding 10% year-on-year growth<\/strong>:<\/p>\n<ul>\n<li><strong>Madrid<\/strong>: +15.1%<\/li>\n<li><strong>Arag\u00f3n<\/strong>: +14.5%<\/li>\n<li><strong>Catalonia<\/strong>: +13.8%<\/li>\n<li><strong>Castilla-La Mancha<\/strong>: +12.2%<\/li>\n<li><strong>Andalusia<\/strong>: +11.0%<\/li>\n<li><strong>Galicia<\/strong>: +10.6%<\/li>\n<li><strong>Valencian Community<\/strong>: +10.3%<\/li>\n<\/ul>\n<h3>Where Renting Is Most Expensive<\/h3>\n<p>The four priciest regions in Spain now exceed <strong>\u20ac15.00\/m\u00b2 per month<\/strong>:<\/p>\n<ol>\n<li><strong>Madrid<\/strong> \u2013 \u20ac21.10\/m\u00b2<\/li>\n<li><strong>Catalonia<\/strong> \u2013 \u20ac19.01\/m\u00b2<\/li>\n<li><strong>Balearic Islands<\/strong> \u2013 \u20ac17.99\/m\u00b2<\/li>\n<li><strong>Basque Country<\/strong> \u2013 \u20ac16.63\/m\u00b2<\/li>\n<\/ol>\n<p>These are followed by the Canary Islands, Valencian Community, and Andalusia, where prices remain high but below the \u20ac15\/m\u00b2 threshold.<\/p>\n<h3>Rising Rents by Province<\/h3>\n<p>Out of 49 provinces analyzed, <strong>46 reported year-on-year increases<\/strong> in rental prices.
