Resale Property Prices Fell 0.1% in August

Property prices fell in August

The average price is 1,529€ p/m²

Resale property prices in Spain fell by 0.1% during August, compared to the previous month, to stand at an average of 1,529€ p/m². When compared to August in the previous year the fall is 3.1%, according to the latest house price index from idealista.

Autonomous Communities

The price of resale-property increased in 11 of the 17 communities. The largest increase was in the Canary Islands where prices went up by 1.6%, when compared to the previous month. Madrid and Catalonia also saw prices rise with increases of 0.9% and 0.8%, respectively. On the Balearic Islands prices increased by 0.5%, while both Murcia and Andalusia saw prices rise by 0.4%.

The largest decline in prices was in Extremadura and Cantabria which both saw prices fall by 1.7%. The Basque Country also saw prices fall with a decline of 0.4%.

The most expensive community was Euskadi where the average price per square metre is 2,508€. Madrid follows with an average of 2,372€ p/m², while the average in the Balearic Islands is 1,922€ p/m².

The lowest average prices can be found in Castilla La Mancha (904€ p/m²), Extremadura (919€ p/m²) and Murcia (1,010€ p/m²).

By Province

Of all of Spain’s provinces 25 showed positive price variations in August. The largest increase was seen in Lleida where prices went up by 2.8%. Other provinces to record price rises were Girona (2.5%), Las Palmas (1, 9%), and Palencia (1.8%). Santa Cruz de Tenerife, Cadiz and Tarragona all saw increases of 1.2%.

The largest fall was in Caceres where prices fell by 1.7%. Prices also fell in Cantabria (-1.7%), Badajoz (-1.6%), Cordoba (-1.4%).

We find the cheapest prices in Toledo where a square metre will cost 817 euros.

Capitals

During August the number of provincial capitals to see prices increase was 27. The steepest climb was recorded in Lleida where the increase was 3.6%. In Palencia the increase was 2.5%, while in Girona prices went up by 2.2%. Barcelona saw prices increase by 2.1%. In contrast, the largest falls were recorded in Segovia (-1.9%), while in Teruel, Pontevedra and Ourense prices fell by 1.5%.

San Sebastian remains as the most expensive town in Spain with an average cost per square metre of 3,907 euros per metre squared. Barcelona follows with an average cost of 3,658€ p/m². In Madrid the average cost is 2,904€ p/m². In Malaga the average cost per m² is 1,674€.
