Following on from the best third quarter since 2008 (in terms of property sales), in October, there were 143,249 property transfers in the property registers. This represents 12.3% more than in the same month in 2016, according to the latest data from the INE.

When looking at only property sales/purchases there were 74,286 in October, an annual increase of 21.4%.

Buying and Selling

85.2% of the purchases registered in October correspond to urban properties, with 14.8% being rustic. In the case of urban property, 58.8% were home purchases.

The number of rustic properties purchased increased by 10.5% in October year-on-year. Urban property sales increase by 23.6%. Within urban sales, home sales/purchases showed an annual increase of 25.7%.

When compared to September, the number of sales in October showed a monthly variation of -3.6%. This is 11.3 points more than in the previous year.

18.6% of homes purchased in October were new builds while the remaining 81.4% were second-hand. The number of operations on new homes increased by 29.8%, and by 24.8% for second-hand property, compared to October 2016.

Results by Autonomous Communities

In October, the total number of transferred properties registered in the property registers per 100,000 inhabitants reached its highest values in La Rioja (663), Castilla y León (609) and Castilla-La Mancha (573).

La Rioja (34.5%), Comunidad de Madrid (29.9%) and Castilla-La Mancha (23.6%) recorded the highest annual variation rates.

The Principality of Asturias (-2.9%), Foral de Navarra (-1.3%) and Cataluña (2.8%) showed the lowest annual variations.

Looking at the sale of homes, the communities with the highest number of transactions per 100,000 inhabitants are the Balearic Islands (135), Valencia (130) and Madrid (122).

The communities with the highest annual increases in the number of home sales in October are Madrid (50.0%), La Rioja (47.5%) and Foral de Navarra (40.8%).

Catalonia (12.4%), Extremadura (13.8%) and the Canary Islands (17.0%) registered the lowest annual variation rates in October.
