Resale property prices fell by 0.1% in July

Resale property fell to 1,530€ p/m² in July

The price of resale housing in Spain fell slightly in July registering a 0.1% fall, to stand at 1,530€ p/m², according to the latest data from idealista. Compared to July 2015, the price fall was 3.6%.

Autonomous Communities

Despite the national average showing a decline in prices, seven communities registered an increase. The highest was in Valencia where prices increased by 1.3%, when compared to the previous month. Catalonia saw prices increase by 1%, while on the Balearic Islands housing prices increased by 0.6%. Slight price rises were also recorded in La Rioja (0.5%), Extremadura (0.4%), Castilla La Mancha (0.3%), and in Andalusia where prices increased by 0.1%.

The largest declines were seen in Murcia (-1%), Castilla y León (-0.9%), while both Navarra and Aragon saw prices fall by 0.8%.

Euskadi remains the most expensive autonomous community for resale property with a price per square metre of 2,517€. This is followed by the Community of Madrid where the same square metre will cost you 2,351€, followed by the Balearic Islands with a cost of 1,912€ per square metre.

The cheapest communities are Castilla La Mancha, Extremadura and Murcia with costs per square metre of 903€, 934€, and 1,006€, respectively.

Provinces

Of all of Spain’s provinces 20 recorded positive results in July. The price rise in Lleida was 3%, followed by Soria with a 2.5% increase. Alicante and Tarragona both saw prices rise by 1.7%, while in Valencia prices increased by 1.1%.

The largest drop in prices recorded in July was in Segovia where prices fell by 2.2%. Valladolid and Avila both saw a drop of 1.1%, while Pontevedra, Teruel, Leon and Murcia all saw prices fall by 1%.

When ranking provinces in price order we find the most expensive province to be the Basque provinces of Guipuzcoa and Vizcaya where the cost of a square metre of resale property is 2,840€, and 2,584€, respectively. They are followed by Madrid and Barcelona with prices per square metre of 2,531€ and 2,136€, respectively.

The cheapest province is Toledo with a cost of 809 euros per square metre, followed by Cuenca with 857€ and Ciudad Real with an average cost of 862€ per square metre.

Capitals

Price increases were recorded in 20 provincial capitals in July with the steepest climb being found in Lleida where prices rose by 3.5%. Alicante saw an increase of 2.8%, while in Soria the increase was 1.9%. In contrast, Santa Cruz de Tenerife saw prices fall dramatically with a 5.4% fall recorded in July. Toledo saw prices fall by 2.1%, while both Pontevedra and Ciudad Real saw a drop of 1.5%.

San Sebastián remains the most expensive capital in Spain with its cost per square metre of 3,870€. Barcelona is next with a cost of 3,582€, followed by Madrid where you will pay an average of 2,880€ p/m².

Lleida is the most economical capital with its cost of 867€, followed by Castellón and Avila with costs per square metre of 994€ and 1,021€, respectively.
