Used property sales increased in September

The total number of properties sold in Spain in September was 132,263, representing a slight decrease of -0.5% when compared to September in the previous year. The monthly variation was -1.7% when compared to August 2016.

86.4% of properties sold were urban, while the remaining 13.6% were rustic properties. In the case of urban properties, 58.5% were residential housing, amounting to 34,931 properties.

The number of rustic properties sold decreased by 11.4% when compared to the same month in the previous year. The number of urban properties sold increased by 12.7%. Within the urban property sales, the number of residential properties sold increased by 13.2%. The monthly variation for housing sales was -1.6%.

In 2016, the monthly variation from August to September was -1.6%, 6.2 points less than in the previous year, according to figures released by the INE.

Sales of new build property accounted for 17.3% of the total in September, while 82.7% were resale properties.

New property sales decreased by 0.6%, while sales of used properties increased by 16.5%, when compared to September 2015.

Autonomous Communities

When we look at the total property sales per 100,000 residents the highest figures were found in Comunidad Foral de Navarra (540), Castilla y León (526) and Aragón (481). In Andalucia the number is 325 (total sales of 21,422), a slight fall of -0.6%.

In Navarra the number of sales represented an annual increase of 18.4%. The Community of Madrid saw sales increase by 17.2%, while Catalonia recorded a 6.9% increase.

The communities to register the lowest annual variations were La Rioja (-23%), Aragón (-17.2%) and Castilla-La Mancha (-11.9%).

When looking at sales of housing the highest annual variations were seen in the Community of Madrid (+29.3%), Catalonia (+25.8%) and Cantabria (+24.5%). In Andalucia the number of residential properties sold was 6,907, an annual increase of 10.3%.

The region of Murcia saw the biggest negative variation on housing sales with -15.9%, followed by La Rioja (-6.2%). In the Basque Country the variation was -2.2%.
