Benahavis has seen a surge in construction

As the Spanish property market continues to show signs of a recovery, we see an increase in the number of cranes on the horizon and this is true for most of the coast.

The small Spanish pueblo of Benahavis is no exception. This tranquil village has been rocked by a large number of new developments springing up on its fringes.

Over 1,000 new homes are to be added to the 3,000 properties which already have planning permission according to the 1986 PGOU that we reverted too following the supreme court’s decision to cancel the 2010 plan.

New developments are planned around Monte Mayor and La Quinta but there are also new urbanisations springing up around La Alqueria. Mirabella Hills and Atalaya Hills are already well under way. There are also half a dozen large villas currently under construction in the area with many more plots being sold.

The current unofficial population of Benahavis is 20,000 with estimates suggesting this will rise to 30,000.

The area in and around Benahavis is very green. There are many walking routes and viewing points in the area and these are to be preserved. The new plans will be more concerned with quality over quantity, according to Benahavis property agent Scott Marshall.

This isn’t only happening in Benahavis though. The number of building permits issued in January increased by 39% over the previous year. For apartment blocks the increase was 48%, showing that developers are once again confident in the market recovery and are willing to invest in new developments.

January saw almost 5,000 residential permits issued with just over one thousand being for single homes.
