Marbella’s new PGOU allows for 30,000 new homes to be built
The new version of Marbella’s town development plan (PGOU) being drawn up by the Junta de Andalucía envisages the construction of 30,000 new properties. According to sources who have had access to the document, 30,000 is the maximum number of new homes that the town can contain without its basic shape being altered even further. |
As the law now stipulates, 30 per cent of these new developments would be devoted to affordable housing. The new PGOU has respected the limits established in the POTA Andalusian land use scheme and does not permit construction on the north side of the motorway except for the areas that have already been urbanised such as Altos de Marbella and La Cañada.
Instead, the zones the plan’s designers have set aside for further development are on the edges of existing built up areas, to avoid new developments appearing like islands in the middle of nowhere.
In an attempt to help solve problems inherited from past councils, the document paves the way for the Town Hall to be able to obtain compensation from developers who have built illegally. This would be in the form of the provision of land for public services and green zones.
